A long-standing budgeting guideline that says you should spend no more than 30% of your gross (pre-tax) income on rent. It keeps housing from crowding out savings, debt payments, and everything else. It's a starting point — high earners can often go lower, and expensive cities sometimes push people higher.
This calculator uses gross (before-tax) annual income, because that's what landlords and the classic 30% rule are based on. If you want a more conservative real-world number, slide down to 25% — that roughly accounts for taxes eating into what you actually keep.
"3x rent" is the same 30% rule from the other direction: if rent is one-third of monthly income, your annual income is roughly 3× the yearly rent. Most applications get approved when your income clears that bar, which is why our "stretch" range tops out near 33%.
